Six Tips for Buyers

1. Selecting a Real Estate Agent

Choosing a real estate agent is one of the most important things you will ever do. Your Realtor is responsible for one of the largest financial transaction you will ever make. Your Realtor should have an impeccable reputation for honest, integrity, and service. My reputation speaks for itself. I will commit the time and energy necessary to successfully find the right property for you. A knowledge of the local real estate market is essential in helping buyers find the right home. 2. Selecting a Mortgage Lender

The mortgage business is highly competitive. Caution should be taken when selecting a mortgage lender. A buyer reveals confidential information to a lender, so honesty and confidentiality are very important. There are many loans available to buyers and it is important to have a reputable lender assist you in selecting the proper loan for you. I have a vast number of good mortgage lenders that you can trust. I will help you select the lender that is right for you.

3. Loan Approval

On an average, a mortgage loan takes 30 days from the date of application to successful completion known as “closing” or “settlement”. During this process, the buyer interviews mortgage lenders and selects the best lender for their loan. The buyer then provides financial information, job history, credit history, banking information, and other verifications needed for the loan process. Some lenders are able to help buyers with credit problems. Others may be able to get you the best interest rate. Your lender will work closely with me to schedule the appraisal, inspections and other deadlines that need to be met during the purchase process. An experienced and reputable lender is essential in getting a loan completed.

4. Finding Your Dream Home

As a member of the Central Utah Board of Realtors, the Utah Association of Realtors, and the National Association of Realtors, I have access to find you the most desirable property in the great state of Utah. Tell me what you need, and I will find it.

5. Getting Your Offer Accepted

As an experienced realtor, I know the “ins” and “outs” of real estate negotiations. I help my buyers prepare themselves ahead of time so they may present offers that are attractive to sellers. In our competitive market, this ‘cutting edge” of making the right offer is often what seals the deal.

6. The Escrow Process

As your realtor, from the time an offer is accepted until the keys to your new home are handed over to you, we will work closely together. I often tell my buyers that they will feel like they “live” with me for 30 days. There is much to do providing lenders with necessary documentation: writing a thorough real estate purchase contract, meeting appraisal and disclosure deadlines, inspections, title work, insurance needs, walk-through‘s, and much more. I will be walking beside you through the entire process.
