Five Tips for Sellers

1. The Sellers Market

There have been many changes to the real estate market covered by the Central Utah Board of Realtors. Since mid 2005, a strong sellers market has emerged in area. Price have risen sharply for sellers due largely in part to anticipated industry coming to south central Utah. The discovery of natural gas in the Sevier Valley and the Sevier Power Company power plant that will most likely be coming by 2009 have generated a strong market. Our property values are based in “REAL ESTATE REALTY”, not a "bubble" that is bursting in the California, Florida, and other major markets. Sellers can still look for nice profits on their homes and properties.

2. The Listing Process

When listing your home or property for sale, I research the market for recent sales in the area. This helps me determine the best price for you. Your listing information is then immediately entered into the Multiple Listing Service and is available to all real estate agents in the area. Your home is then advertised each week in the local newspaper, The Richfield Reaper. Your ad will also appear on the internet so perspective buyers can view your home.

Each week, the entire real estate community of the Central Utah Board of Realtors goes on a property tour. We view homes in Richfield, Monroe, Salina, and Gunnison area including all of the surrounding towns. This is a very successful tool in getting the real estate professionals acquainted with your home. The "Property Tour" is well attended by brokers, realtors, mortgage lenders, title companies, and appraisers. The “Real Estate Caravan” is a great tool in getting to know the local inventory and being able to match buyers with sellers.

3. The Successful Sale

Choosing a good real estate agent will most likely result in the successful sale of your home. As your agent, I will promptly enter the listing in the Multiple Listing Service, place ad's in the local newspaper, schedule your home for viewing by all of the local brokerages, real estate agents, lenders, title companies, and advertise your property on the internet. I will monitor the activity from all sources, advise you of opinions from agents and potential buyers that might result in adjustment to price, loan options, and the "show ability" of your property. As a courtesy to my sellers I will provide a complimentary "staging" of your home for maximum appeal to potential buyers. My goal is to sell your property in the least amount of time and for the maximum dollar amount that the current market will bear. List with me...I will make every effort possible to sell your property.

4. Selecting a real estate agent

Choosing a real estate agent to sell your home is one of the most important things you will ever do. Your realtor will make the difference in actually "selling" your home as opposed to just "listing" your home.

The agents at Hometown Realty sell more homes in the South Sevier area than any other real estate brokerage. In selling your home, I act immediately by gathering all information about your home, getting your home's information on the Multiple Listing Service, placing a sign and professionally designed flyers on your property, and scheduling a visit to your home so all local real estate agents can view the property as a potential home for their buyers.

I advertise my listings in the local newspaper each week and advertise your home on the internet so out of town buyers can actually view your home. I recieve many calls each day from my advertising.

The sale of a home is a complicated legal process. You need a professional real estate agent to make sure all aspects of the sale are done correctly. If I were you, I would choose me!

5. Getting your home ready to sell

Presenting your home to potential buyers is a very important step in the sales process. Your home should be shown at its "best" for maximum appeal. I know what buyers are looking for. I can help you prepare your home to be presented in its very best light. This promotes a quick sale.
